  2. We learned years ago that the best way to build is when you can control the direction of the neighborhood. It helps to protect the value of your home.

  3. Why does Robbie Hale Homes develop its own neighborhoods? 
  4. When we develop the neighborhood, we own all the lots; thereby, we do not have to deal with developers and the costs associated with buying those lots. This helps us to maintain more stable pricing for our homes.

  5. Does Robbie Hale Homes work with real estate professionals? 
  6. Yes, we gladly work with buyers who are being represented by a real estate professional. Following the guidelines set out by the Dallas Association of Realtors, we ask that you bring your agent/client with you at our first face to face meeting and fill out a registration form.

  7. Will Robbie Hale Homes allow phone registration of my client/customer? 
  8. No, we regret that we are unable to phone register buyers/customers of a real estate professional.

  9. How much of a deposit (earnest money) does Robbie Hale Homes require to get started on my home? 
  10. We require an initial deposit of only $500.

  11. What type of builder is Robbie Hale Homes? 
  12. We are a mid-sized, semi-custom builder. According to American Metrostudy Corporation, we have ranked in the top 50 Dallas builders for the past 2 years. Robbie Hale Homes started business in Rowlett over 35 years ago. We have expanded to building over 200 homes a year and several different suburbs around Dallas.   13. What does semi-custom mean? 
  14. Semi-custom means that we have a set of stock plans that we build from, but are willing to make changes to a particular plan that you have selected. We have a list of standard features, but have different upgrade options available also.

  15. How do “tract” or “production” builders differ from Robbie Hale Homes? 
  16. “Tract” or “production” builders generally have a set of stock plans, of which they will not allow changes to be made. Their plans are very square or boxy when you look at the floor plan. Roof pitches are not as steep, with windows and variable ceiling heights kept to a bare minimum. Most everything is an upgrade; for example, fireplaces, separate showers, jetted tubs and gas utilities, just to name a few. Upgrading can be expensive even when they offer you incentives for these upgrades. We have seen a fireplace cost as much as $4,000 to add to a plan or an extra phone opening cost as much as $125 each.

  17. What if we don’t see an upgrade that we would like to have done? 
  18. We have a list of standard upgrades that we do on an ongoing basis. Should you want something done not on that list ask your sales representative about the option you would like. We will be glad to provide you a price.

  19. Can we bring or supply items to be used in constructing our home? 
  20. No, our warranty does not allow for this to be done. Once, you close on your home it is yours to change as you like.

  21. Can we perform work on our home while it is being built? 
  22. Sometimes, you may do work on your home if you are licensed to do such work. Please check with your sales representative about specifics.

  23. Can I come to the jobsite while my home is being built? 
  24. Yes, unlike some builders we do not have a closed construction site. However, we ask that you be extremely careful since this can be a dangerous environment to be in. Also we ask that you not bother the construction crews while they are on the job site. Failure to do this may forfeit your access to the jobsite.

  25. Can we take photos of our home while it is being built? 
  26. Yes, we ask that you be careful while at the jobsite and not bother the construction crews.

  27. Do your neighborhoods have homeowners associations? 
  28. No, we generally do not build in an area that requires homeowners to pay additional dues to live in their neighborhood. Be careful if looking in a neighborhood where there is a homeowners association, since many builders subsidize the homeowners association while building in the neighborhood and once complete the association fees may increase dramatically.

  29. Why does Robbie Hale Homes do things differently than other builders we have visited? 
  30. We take that as a compliment. We have successfully been in business for over 35 years and take pride in being different. We are not a company that follows the leader, but we strive to provide you with the best value for your hard earned money. This means doing what has been successful for us, not some other builder. We hope that you agree.

  31. Why does Robbie Hale Homes have gas utilities in its subdivisions? 
  32. When ever possible we try to use natural gas utilities because it is still the most efficient way to heat your home and provide hot water. Natural gas water heaters provide a quicker source of hot water than electricity. Our fireplaces also have gas log starters to help in quickly building a fire.

  33. Do we have to have a home built with gas utilities? 
  34. No, you can discuss that option with your sales representative.

  35. Can we have propane gas in an all-electric neighborhood? 
  36. In some neighborhoods it is possible to have propane gas installed at an additional cost. Please check with the sale representative regarding this option.

  37. Do we have to pay cash for our upgrades? 
  38. No, some upgrades may be added to the price of your home by paying additional earnest money. We may not be able to add upgrades to your home if your lender can not qualify you at the higher price. Your sales representative will help you with specifics on upgrades.

  39. What happens if we can not add our upgrades to the home price? 
  40. You will have to pay for those upgrades as they come due.

  41. How do we find out information about the school district of a particular neighborhood or other information about the area?

  43. Do we have to be pre-qualified before we can contract on a Robbie Hale Home? 
  44. No, we do not require you to be pre-qualified in order to contract. Many times if you wait to be pre-qualified the lot or home you may want may sell.

  46. We have “head start” applications available at each sales center or you may go to the financing section of this website for more details.

  47. What if we have pre-qualified with another lender? 
  48. You may use any lender that you want; however, we have tried to find lenders that will provide you with great rates and service who we know can successfully complete your home purchase. Our close relationship with these companies help us to control your cost of buying a home. Sometimes specials that may be running also require that you use one of our approved lenders to take advantage of the special.

  49. Why does Robbie Hale Homes have just a few lenders that they recommend? 
  50. We have looked for only the best lenders who provide great financing programs for our customers and who can successfully bring the home purchase to close. Many times buyers using an outside lender have gone to close and been unpleasantly surprised by higher closing costs. Or worst case unable to buy the home they have been waiting for.

  51. Who pays the title policy? 
  52. The title policy is a negotiable part of the contract which can be paid by either the buyer or the seller. Many times we may have a special running where Robbie Hale Homes will pay the title policy for the buyer. Check with your sales representative for more details and availability.
