What type of home builder is Robbie Hale Homes?
We are a mid-sized, semi-custom builder with over 30 years of local home building experience. Privately held we are a conservative and financially stable company that ranks in the the top 50 Dallas builders according to American Metrostudy Corporation.
Where does Robbie Hale Homes build new homes?
Currently we are building in several communities around the DFW metroplex including: Anna, Dallas, Denton, Forney, Little Elm, Midlothian, Rockwall, Royse City, Seagoville and Waxahachie. See our Communities page for our current locations.
What does semi-custom home builder mean?
Semi-custom home builder means that we have a selection of standard plans that we build but are willing to make changes to a particular plan that you have selected. We have a list of standard features but have different options available.
How do “tract” or “production” home builders differ from Robbie Hale Homes?
“Tract” or “production” home builders generally have a small set of stock plans, of which they will not allow changes to be made. Lot selection will be limited or non-existent with home designs very square or boxy. Roof pitches are not as steep, windows and variable ceiling heights kept to a minimum. Most everything is an upgrade; for example, fireplaces, separate showers, jetted tubs, radiant barrier roofing and island kitchens just to name a few. Upgrading to these basics can be expensive!
Why does Robbie Hale Homes build new homes primarily in neighborhoods in which he is the only builder?
We learned years ago that the best way to build a beautiful community is to control the direction of the neighborhood. It helps protect the value of your home.
Why does Robbie Hale Homes develop its own neighborhoods?
When we develop the neighborhood we own all the lots. There is no middleman or the costs associated with a middleman. This helps us maintain lower and more stable pricing for our homes
Does Robbie Hale Homes work with real estate professionals?
Yes, we gladly work with buyers who are being represented by a real estate professional. Following the guidelines set out by Metrotex Association of Realtors, we ask that you bring your agent/client with you at our first face to face meeting and fill out a registration form.
How much is the deposit (earnest money) to start my new home?
We require an initial deposit of $500, $1000, or 1% of the sales price depending upon the subdivision you are purchasing in.
What if there is a change or upgrade we are interested in but do not see on your standard feature sheet?
Talk with your sales representative for details on typical upgrades available. We will be happy to price your other changes upon request.
Can we supply items to be used in constructing our home?
Unfortunately the warranty program will not allow it. However, when you close on your new home it is yours to change as you like.
Can I come to the jobsite while my home is being built?
Yes, unlike some new home builders we do not have a closed construction site. However, we ask that you be extremely careful since this can be a dangerous environment to be in. Also we ask that you not interfere with the construction crews while on the job site.
Can we take photos of our new home while it is being built?
Yes, however we ask that you be careful while at the job site.
Do your neighborhoods have homeowners associations (HOA)?
Generally we do not build new homes in an area that requires homeowners to pay additional dues to live in their neighborhood. You can confirm this with your sales representative.
Are gas utilities available in your subdivisions?
If natural gas lines are in the subdivision then gas will be provided to your home. Check with the sales representative for specific details regarding your community.
Is propane gas available on your larger country sized lots?
In some neighborhoods it is possible to have propane gas installed. Please check with the sale representative for details.
Do we have to pay cash for our upgrades?
No. Upgrades may be added to the price of your home if approved by the builder and the lender. Additional earnest money may be required so check with your sales representative.
What if we have pre-qualified with another lender?
You may use any lender that you want; however, we have found lenders that will provide you with great rates and service who we know can successfully complete your home purchase. Our close relationship with these lenders will help us to control your costs of buying a home. Sometimes specials that may be running also require that you use one of our approved lenders to take advantage of that special.
Who pays the title policy?
The title policy is a negotiable part of the contract which can be paid by either the buyer or the seller. Many times we may have a special running where Robbie Hale Homes will pay the title policy for the buyer. Check with your sales representative for more details and availability.
We don’t have a large down payment can we still buy a Robbie Hale Home?
You bet you can. We have many different financing options for all different types of budgets. Some of these programs have limited funds, so visit one of our communities today.
What if there are credit problems in the past? Can we still buy a Robbie Hale Home?

Do you have a new home warranty program?
